How much bonus entitlement do I have on my VA loan in Washington State?

How much VA bonus entitlement do I have left in Washington State?  Great question and based on the location of your new purchase, we can calculate how much remaining entitlement you have left to do a 0 Down VA loan.  Keep in mind this is not the maximum loan amount, but the maximum 0 Down loan.  You can always pay 25% of the difference between the maximum 0 down loan and the new purchase price.

Verify your mortgage eligibility (Sep 28th, 2023)

On the example below the veteran has used $116,975 of his entitlement on his current home.  He’s planning to keep this home as a rental and purchase a new home. Again, depending on the county where you are purchasing, it will affect the new maximum loan. 

For properties in King, Pierce and Snohomish Counties, the 2022 maximum is $891,250 and in all other counties it’s $647,200.  Here’s how the calculation works.

891,250 * 25% = 222,812 -116,975 = 105,837*4 = $423,348 new maximum 0 Down loan.  Let’s say they are planning to purchase an $800,000  home, they would need to have a down payment of $94,164.  The loan amount would be $800,000 – 94,164 = $705,837 would be the new loan amount.

Verify your mortgage eligibility (Sep 28th, 2023)

In all other counties the maximum 0 down loan amount would be less.

647,200 * 25% = 161,800 – 116,975 =  44,825 * 4 = 179,300 maximum 0 down loan.  If they are planning to purchase an $800,000 home, the down payment would be $155,175.
